Why do so many foreigners buy property in Turkey? Here are seven reasons, and one honest warning.

Reason one: you own it outright. Citizens of most countries get freehold title, with the same ownership rights as Turkish buyers. You can sell it, rent it out, or leave it to your children.

Reason two: you can buy from home. You don't need a residence permit to buy, and with a power of attorney, a representative can sign at the land registry for you.

Reason three: a home can bring residency. If the property is worth at least $200,000, you can apply for a residence permit.

Reason four: a route to citizenship. Invest at least $400,000, keep the property for three years, and your spouse and children under 18 can be included. Files typically take 3 to 6 months.

Reason five: location. Turkey sits where Europe, Asia and the Middle East meet, and Istanbul Airport connects you to much of the world.

Reason six: steady demand. Istanbul has a large rental market, and the coast fills with visitors every summer. Short-term lets need a permit, though, and in an apartment building all owners must agree.

Reason seven: the way of life. Four seasons, long coastlines, modern public and private hospitals, and daily costs that are often lower than in the UK or the US.

Now the honest warning. Returns are not guaranteed. Rent and price growth depend on the exact property, the location and the market.

So check before you pay. A clean title with no debts, the building permits, and the foreign exchange certificate the land registry asks for. A valuation report is needed for residence and citizenship files.

Seven reasons, one rule: buy with a plan. A home to live in, a rental, residency or citizenship. Each goal needs a different property.
