Istanbul or the coast? Antalya, Bodrum, Çeşme, Fethiye… Where should you buy in Turkey? The answer starts with one question: what do you want this home to do for you?

Most buyers want one of three things: a home to live in, a steady rental income, or a holiday place for themselves. Each goal points to a different part of the country.

Istanbul is the big city: jobs, schools, hospitals, two international airports, and tenants all year round. It suits people who want to live and work there, and long-term rental investors.

Istanbul has two sides, European and Asian, and dozens of districts that behave like separate markets. Neither side is automatically better; it depends on your budget and your goal.

In Istanbul, the building matters as much as the location. Check its age and earthquake safety. Newer, safer buildings cost more, and they're easier to rent and resell.

Antalya is the coast that works all year. There's a large international airport, established expat communities, and the city doesn't empty out in winter, so long-term renting is possible too.

Inside Antalya, Alanya is a busy expat town with more affordable prices, while Konyaaltı is the city's premium beachfront, closer to the airport.

Bodrum is Turkey's luxury coast: marinas, villas and an international crowd. Budgets are higher, and the busy season is the summer.

Çeşme, near İzmir, is a boutique Aegean resort, popular with Turkish buyers. It's lively in summer and much quieter in winter. Visit outside the season before you decide.

Fethiye is for nature and lifestyle: mountains, bays and a strong British and European community. Some areas, like Ölüdeniz, are very seasonal, so it's better as a lifestyle home than for guaranteed year-round rent.

Here's the big difference. City demand is steady all year. Coastal demand peaks in summer. That shapes your rental income, and how lively your neighbourhood feels in January.

Planning short holiday lets? Rentals of up to a hundred days need a permit. In apartment buildings, all the owners must agree, so villas and detached houses are usually easier. Renting without a permit can mean heavy fines.

So, a simple rule of thumb. To live and work: Istanbul. For year-round rent: Istanbul or Antalya. For a holiday home and lifestyle: Bodrum, Çeşme or Fethiye.

And wherever you buy: visit outside the high season, check whether the neighbourhood is open for residence permits, and check the building itself.
