English transcriptCan buying a home in Turkey give you a residence permit? Yes. If the property is worth at least $200,000.
This threshold has applied since October 2023, and it is the same in every city, from Istanbul to a small coastal town.
Don't confuse it with citizenship. $200,000 gets you a renewable residence permit. $400,000 is the citizenship route, with a Turkish passport.
The property has to meet three conditions. First, it must be a home, not a shop or an office. Second, its official value must be at least $200,000. Third, you should be able to show the money came from abroad.
The key word is official. What counts is the valuation report and the title deed, not the sales contract. If the appraisal comes in below the threshold, the application can be rejected, even if you paid more.
Keep it to one property. The cleanest file is a single title deed that clears $200,000 on its own.
Here is the process. Step one: check the title for debts or mortgages, and confirm the address is accepted for residence permits.
Step two: get the official valuation. Step three: transfer the title deed into your name at the land registry.
Step four: apply online through the e-ikamet portal. Then attend your appointment at the migration office with your passport, title deed, valuation and health insurance.
Your spouse and children under 18 can be included. But this permit does not let you work. That needs a separate work permit.
And if you sell the property, the permit can be cancelled at the next renewal. So plan to keep it.
