  • Occupancy Status: We confirmed the existence of the Iskân (habitation permit), ensuring the building was constructed according to approved plans and met all safety standards.
  • Condominium Title: We verified that the property was registered as Kat Mülkiyeti, which provides the highest level of legal certainty for individual unit ownership.

Financial Procedures and Transaction Management

The transaction involved specific banking and foreign exchange procedures required for foreign nationals purchasing property in Turkey. SimplyTR assisted the client in opening a local bank account and guided them through the process of obtaining a Döviz Alım Belgesi (Foreign Exchange Purchase Certificate). This document is essential as it proves that the foreign currency used for the purchase was converted into Turkish Lira through the Central Bank of Turkey before the title transfer.

We also reviewed the sales agreement to ensure the client’s interests were protected regarding payment schedules and the handover of keys. Our team coordinated with the Land Registry Office to schedule the final appointment for the transfer of ownership.

Outcome and Finalization

The process concluded with the successful transfer of the title deed into the client’s names. The transaction was completed within the expected timeframe, and the family took possession of their new Istanbul home shortly thereafter.
