Property Purchase
Navigating Property Acquisition in Izmir for Iraqi Families
The process of property acquisition and relocation planning in Izmir for an Iraqi family.
## Overview of the Relocation Goal
A family from Iraq approached SimplyTR with the goal of diversifying their assets and establishing a secondary residence in Turkey. Their main priorities were a Mediterranean lifestyle, strong infrastructure, access to good schools for their children, and a safe long-term base for the family.
After reviewing several cities, the family decided to focus on Izmir because of its coastal setting, modern residential areas, access to healthcare and education, and overall quality of life.
## Planning Considerations for Iraqi Nationals
At the beginning of the process, our team reviewed the legal and practical requirements that applied to the family as Iraqi citizens purchasing real estate in Turkey.
The main points included:
* Confirming that the selected property was suitable for foreign ownership.
* Checking whether the property was located in an area suitable for a property-based residence permit application.
* Preparing the required documents for the title deed transfer.
* Completing the Foreign Exchange Purchase Certificate (Döviz Alım Belgesi) process required for foreign buyers.
* Making sure that all payments and transfers were completed through official banking channels.
* Reviewing nearby schools, hospitals, transport links, and daily services based on the family's needs.
## SimplyTR’s Work on the Case
### 1. Property Search and Selection
Based on the family's budget and preferences, SimplyTR reviewed several residential options in Izmir.
The search focused on areas that offered a good balance of family life, transport access, schools, healthcare, and long-term property value.
Several properties in districts including Karşıyaka, Bornova, and Güzelbahçe were reviewed. The family gave priority to newer residential projects with modern building standards, security, parking, and shared facilities.
After comparing the available options, the family selected a three-bedroom apartment that met their main requirements.
### 2. Legal and Technical Checks
Before the family made the final commitment, SimplyTR carried out the required legal and property checks.
The title deed was reviewed to confirm ownership and to check whether there were any mortgages, liens, restrictions, or other legal issues affecting the property.
The property documentation was also checked, including its occupancy status and building records.
The seller's authority to complete the sale was confirmed, and the property was checked for compatibility with the family's planned residence permit application.
### 3. Payment and Title Deed Transfer
Once the legal checks were completed, SimplyTR coordinated the transaction process between the family, the seller, the bank, and the Land Registry Office.
The required foreign exchange process was completed, the payment records were prepared, and the title deed appointment was arranged.
SimplyTR followed the process through the Land Registry Office until the title deed was officially transferred to the family's name.
## Residence Permit Preparation
After the property purchase was completed, SimplyTR prepared the family's application file for a short-term residence permit based on property ownership.
The file included the title deed and the other supporting documents required for the application.
The family's property purchase therefore served both purposes they had set at the beginning of the process: securing a real estate investment in Turkey and creating a legal residential base for their relocation to Izmir.
## Outcome
The family successfully purchased a three-bedroom apartment in Izmir and completed the title deed transfer.
Following the purchase, the residence permit preparation process was started, allowing the family to move forward with their plans to spend more time in Turkey and arrange schooling and daily life for their children.
SimplyTR managed the case from the first property search through the legal checks, payment process, title deed transfer, and residence permit preparation.
