Strategic Residential Acquisition in Bursa's Expanding Districts

Overview of the Investor's Objectives

A professional family from Tehran approached SimplyTR with the goal of purchasing residential real estate in Turkey and creating a long-term base for their family. They were looking for a city that offered a good quality of life, a mild climate, strong transport links, and access to major business and industrial areas.

After reviewing different locations, Bursa was selected as the target city. The family was particularly interested in its modern residential districts, access to Istanbul, strong healthcare and education options, and its position as one of Turkey’s main industrial centers.

Their main goal was to purchase a spacious family residence in a modern neighborhood while also making sure that the property was suitable for future residence permit planning.

Planning and Regional Selection

SimplyTR reviewed several areas in Bursa based on the family’s lifestyle needs, budget, property quality, resale potential, and access to daily services.

Nilüfer became the main focus because of its modern housing stock, schools, hospitals, shopping areas, and popularity with professional families. Mudanya was also reviewed because of its coastal setting and ferry connections to Istanbul.

The main points considered during the property search included:

  • Family Environment: Preference was given to modern residential areas with secure complexes and good local services.
  • Access to Services: Properties were compared based on proximity to schools, hospitals, shopping centers, and transport links.
  • Resale Potential: The long-term demand and resale conditions of each area were reviewed before the family made a final decision.

As Iranian nationals, the family also needed support with the banking and payment side of the transaction. SimplyTR coordinated the required documentation and payment process so that the purchase could be completed in line with Turkish regulations.

The Property Advisory Process

After reviewing several options, the family selected a four-bedroom apartment in a gated residential complex in Nilüfer.

Before any payment or final commitment was made, SimplyTR started the legal and technical checks on the property.

1. Technical and Legal Due Diligence

The title deed records were checked to confirm the legal owner of the property and to identify any mortgages, liens, restrictions, annotations, or legal disputes.

The building documentation was also reviewed, including the property’s occupancy status, zoning records, and relevant municipal records.

The aim was to make sure that the family was purchasing a legally sound property with no hidden issue that could affect ownership, resale, or future residence permit planning.

2. Property Valuation

The required property valuation was completed as part of the transaction process.

The valuation was reviewed against the agreed purchase price to confirm that the transaction reflected a reasonable market value and that the property documents were consistent with the purchase.

3. Contract, Banking and Power of Attorney

SimplyTR assisted the family with the sales agreement, banking procedures, tax number requirements, and title deed preparation.

The family also issued a limited Power of Attorney to allow parts of the process to be completed on their behalf without requiring them to remain in Turkey throughout every administrative step.

Due Diligence Checkpoints

Several additional checks were completed before the title deed transfer:

  • Seller and Ownership Verification: The seller’s identity and authority to transfer the property were confirmed.
  • Restricted Area Check: The property was checked to confirm that there was no restriction preventing acquisition by a foreign buyer.
  • Payment Documentation: The required Foreign Exchange Purchase Certificate (Döviz Alım Belgesi / DAB) and banking records were prepared for the title deed transaction.
  • Residence Permit Planning: The property and its location were reviewed in relation to the family’s future residence permit plans.

Outcome

The family successfully purchased the four-bedroom apartment in Nilüfer and completed the title deed transfer.
