Fethiye combines a year-round town, an international coastal market and a large seasonal tourism economy. For a foreign buyer, the right property is not simply the one with the best view: location, access, title status, permitted use, rental strategy and the length of the season all matter.

The market is diverse: a buyer can compare town apartments, low-density homes, hillside properties and villas near the coast. That variety is an advantage, but it also means that a headline “Fethiye price” rarely describes the property a buyer is actually considering.

Short-term rental rules: the point buyers should not skip

Homes rented to tourists for 100 days or less generally require a Tourism-Purpose Rental Permit Certificate under Turkey’s short-term rental framework. The application, building conditions, signage and management requirements must be checked for the individual property. A villa or apartment should not be marketed as a holiday rental simply because nearby properties are doing so.

Ask for the permit status before treating holiday income as part of your purchase calculation. If the unit is in a building, review management rules and any required approvals. The official Ministry of Culture and Tourism guidance should be checked for the current application requirements and administrative penalties.

Buying process for a foreign national

  1. Define whether the property is for residence, long-term letting, holiday use or a combination.
  2. Compare the precise sub-market rather than using a single Fethiye-wide average.
  3. Check nationality and location eligibility before paying a deposit.
  4. Review the title deed, zoning, occupancy status, building records and debts.
  5. Inspect the property, access road, retaining structures, utilities and common areas.
  6. Use an independent lawyer and obtain an official valuation where required.
  7. Complete the title transfer through the Land Registry Office and retain the payment record.

Costs and income: build a conservative model

Fethiye is seasonal. A rental model should distinguish peak-season nightly income from shoulder- and winter-season income, then deduct management, cleaning, utilities, maintenance, taxes, platform costs and vacancy. If the property is empty, do not present a projected yield as an achieved return.

For a long-term property, use documented local rents and calculate gross yield as annual rent divided by purchase price. For a short-term property, show at least three cases—conservative, base and strong season—and state clearly that these are scenarios rather than guarantees.

Do not confuse asking prices with completed sales

Listing prices are seller expectations. They can differ from negotiated transaction prices, especially where a property needs renovation, has an unusual title structure or has limited winter demand. Compare several properties with similar size, age, title and location before drawing a conclusion.

  • Confirm the title deed type, ownership, liens and annotations.
  • Check zoning, occupancy and whether the built area matches the registered records.
  • For hillside properties, examine access, drainage, retaining walls and construction quality.
  • Review water, electricity, sewage, road access and internet availability for year-round use.
  • Ask for management budgets and outstanding common charges in apartment complexes.
  • Obtain independent advice on insurance and earthquake-related building risk; location alone does not prove structural safety.
