Buying Property in Çeşme in 2026: Prices, Rental Income and Citizenship

Thinking about buying a home in Çeşme? Start with how you plan to use it. A summer home for your family, a home for the whole year and a rental property need different checks.

Çeşme may suit buyers who want to spend time on the Aegean coast and keep their home for several years. If rental income is your main goal, look closely at the purchase price, running costs and months when the home may be empty.

At a glance: Endeksa's August 2026 estimate is ₺141,400 per m², or about $2,914. Its gross rental return estimate is 4.12% a year, before costs and tax. Citizenship may be possible with a qualifying property investment of at least $400,000, but the price alone does not prove that a home meets the rules.

How much does a home in Çeşme cost?

Endeksa puts the average home value at ₺21.21 million, with an average gross area of 150 m². That is about $437,200 at the exchange rate used here.

These are area estimates built from market data and a pricing model. They are a starting point for comparing homes, rather than records of the price paid for each home.

Which area should you choose?

Use the table to set a budget, then compare the actual streets and homes. Two homes in the same neighbourhood can offer very different daily lives.

  • For a summer home: check the real walking route to the beach, parking and evening noise. An address in Ilıca or Alaçatı does not mean every part of the area is within walking distance.
  • For year-round living: visit outside summer. Check heating, internet, nearby shops, healthcare and the school route you would actually use.
  • For rental income: compare similar homes nearby. Ask for past rent and booking records, running costs and any required rental permit.

Check transport before choosing a home. Local routes include Çeşme–Ilıca–Alaçatı and Çeşme–Dalyan, but the stop and service times may not suit every address. See the municipality's transport information.

How much rental income can you keep?

Endeksa's 4.12% gross return is an area estimate. Gross return means yearly rent divided by the purchase price, before costs and tax. It does not tell you how much cash you will keep.

Net return uses the rent you actually receive, after your costs and taxes. Allow for empty months, owner-paid site fees, repairs, insurance, property tax and any management fees.

A simple example

The figures below are made-up planning assumptions, not a Çeşme market average or a rent offer. They show a home bought for ₺20 million and offered for ₺70,000 per month.

The tax amount is only a placeholder. The actual tax depends on the owner and the rental setup. Purchase fees and loan costs are excluded; including them would reduce the return further.

A net return of 2–2.5% can occur under assumptions like these. It is not a proven range for every home in Çeşme. Use the actual costs of the property you plan to buy.

Keep annual letting and holiday letting separate. A summer monthly rate cannot simply be multiplied by 12. If you use the home yourself in peak summer weeks, allow for the rental income you give up.

For many buyers, owning a home in Çeşme is about more than rental income. Its beaches, restaurants and coastal lifestyle make it a place to enjoy with family, spend the summer or return to year after year. A home you use and enjoy has value beyond the rent it earns. The 2.2% net return above is only one example based on assumed costs. Rental returns vary: Endeksa's August 2026 estimates show gross returns around 5% or higher in some areas, including 5.36% in Ovacık, before costs and taxes. The right choice depends on both the income you expect and the life you want to build here.

Are prices rising faster than inflation?

Çeşme's estimated price per m² rose 15.07% in lira in the year to August 2026. Consumer prices rose 31.51% over the same period. Comparing these gives a fall of about 12.5% after inflation, before rent and ownership costs.

The change in the home's dollar value is a separate calculation: compare its value at purchase and sale using the exchange rate on each date. A rise in the lira price does not ensure a price gain in dollars.

Can you rent the home to holiday guests?

Under Law 7464, rentals of 100 days or less per contract require a tourism rental permit. The 100 days refer to each letting, rather than a yearly total.

  • Apply before letting: permit applications are made through e-Devlet.
  • Check owner approval: in a standard apartment building, approval from all owners of residential units in that building is generally required.
  • Check the 25% limit: in buildings with more than three units, the same landlord can generally receive permits for up to 25% of the units. This limit applies to each landlord.
  • Check the property type: detached homes and certain qualifying residence buildings have different rules. The management plan also needs review.

Do this check before using holiday rental income in your budget. A nearby Airbnb listing does not prove that your home can be legally let in the same way. See the Ministry of Culture and Tourism permit guide.

Can a Çeşme property qualify for Turkish citizenship?

Yes, if the buyer, property and purchase meet the rules. The property route requires a qualifying investment of at least $400,000 and a three-year restriction on sale recorded on the title.

The official Tutar Tespit Belgesi (TTB) confirms the accepted investment value. It is based on a GEDAŞ valuation report requested through WebTapu/TADEBİS. The recorded sale price and bank payments must also meet the required amount, with the required Döviz Alım Belgesi (DAB).

A seller's price above $400,000 is not enough. A gap between that price and the officially accepted value can stop the property from meeting the investment requirement.

Suitable title types can include kat mülkiyeti (ownership of a completed, separately registered unit) or kat irtifakı (a registered right linked to a planned unit). A property registered as land needs a qualifying permanent building and a building-use permit; bare land does not qualify. Under the current rules, buying a shared ownership interest cannot be used for this citizenship route.

What should you check before paying a deposit?

  1. Your right to buy: check nationality rules and any military or security restrictions on the plot.
  2. The exact home on the title: confirm the seller, unit number and ownership. A share of land is different from a separately registered home. A normal apartment title can include a land share; that alone is not a problem.
  3. Building records: review the building permit, approved plans and building-use permit, called iskân. For a completed home, check its kat mülkiyeti status and whether the actual layout matches the records.
  4. Any Yapı Kayıt Belgesi: if the seller relies on this building registration document, check its scope and the title history. The document alone does not give you a separate title or prove building safety.
  5. Debts and condition: check mortgages, legal claims, unpaid fees and repair needs. Have a qualified expert assess the building's condition and earthquake safety.
  6. The full budget: add purchase fees, tax, repairs and yearly running costs. If you plan to rent, check the permits and use comparable rents.
