Home sales in Türkiye fell in September. Yet foreign buyers bought more. Here's why.

New official data, released on 16 October: total sales dropped 9.3%, to 142,390 homes. Sales to foreigners rose 9.9%, to 2,167.

New builds are leading. First-hand sales rose 3.9%, while resales fell 15.3%.

Who is buying? Russian buyers led again, with 388 homes, followed by Iraq and Germany.

But this is not a recovery yet. From January to September, sales to foreigners are still down 4.3%.

For buyers, a softer local market can mean more room to negotiate, as long as the title checks are done properly.
